SPENCER GARFIELD OF HUDSON REALTY CAPITAL TO ADDRESS TRENDS IN RECAP AND LOAN ORIGINATION STRATEGIES
Session to be Held at IMN's 11th Annual U.S. Real Estate Opportunity & Private Fund Investing Forum in New York

NEW YORK, N.Y., June 2, 2010 – Spencer Garfield, managing director of Hudson Realty Capital LLC, will address “Financing 2011: Recap and Loan Origination Strategies” as a guest panelist at the Information Management Network (IMN) 11th Annual U.S. Real Estate Opportunity & Private Fund Investing Forum. Garfield's session is slated for 11:25 a.m. on Friday, June 4 at the Sheraton New York Hotel and Towers.

A specialist in middle-market opportunistic real estate investing, Garfield is a highly sought-after guest speaker and resource who has originated and underwritten commercial real estate debt and equity transactions in excess of $10 billion. Since joining Hudson as a principal when the fund was established in 2002, he has been instrumental in spearheading the company's rise and dominance within the middle-market real estate investment arena.

Garfield, along with co-panelists, will discuss who is providing financing in today's market, how to assess the price of debt, timelines for project financing and the impact of foreign funds. How to handle underwater loans, leverage creep-up and the repositioning of properties with – or without – cash flow also will be addressed.

As a principal at Hudson, Garfield oversees the company's new loan originations, business development and business relations. During his tenure, he has closed originations in excess of $3.5 billion. An acknowledged expert in the field, Garfield received his Master's Degree in Real Estate Investment and Finance from New York University, where he continues to serve as an adjunct professor, and a B.S. degree from the University of Colorado.

Hudson's activities include originating, purchasing, participating in, servicing and restructuring special-situation debt. In addition, the company invests directly in real estate and acquires under-performing assets and other real estate-related instruments. Hudson has more than $2 billion of assets currently under management.
